The historic 6-story 200,000 SF building is part of the GSA retrofit program through the 2009 American Recovery and Reinvestment Act. The mechanical systems upgrade and replacement includes air conditioning units, primary and secondary pumping systems, air handling units, terminal or VAV boxes, motors, steam traps, dampers, pumps, and air ducts focusing on energy conservation. Water conservation will be addressed through new plumbing fixtures, cooling tower makeup water, and drain.

The lighting upgrade and replacement focuses on re-lamping, occupancy sensors, photo sensitive lighting controls, daylight controls installation, replacement, and re-wiring.

The building automation control systems will be upgraded to include system programming sequence of operations, drives and sensors.
